Think of the Super Corridor as Indore's Outer Ring Road. It is a 75 meter wide, meticulously planned road connecting the Airport to MR-10 and Vijay Nagar. This corridor is the heart of New Indore.
What makes it special is the ecosystem. Infosys and TCS campuses are already operational here, along with a proposed Medical Hub, Cargo Hub, Symbiosis and Narsee Monjee colleges. Ujjain Road offers something that the Super Corridor still can't attain. This is a 250 feet wide, 6 lane national highway that connects Indore to Ujjain. Unlike an emerging IT zone, it is a settled residential belt.
You have Aurobindo Hospital, LNCT College, Shishukunj International School, and hundreds of families already living in gated townships beyond the bypass. Plots here have seen 122% growth, but they are still 15-20% more affordable than Super Corridor, with plenty of ready-for-possession options for those who want to build their home immediately.
A) The Ahilya Nagar Game-Changer
The biggest news for both corridors is IDA's ambitious project, Ahilya Nagar. This is a brand-new smart city planned right between the Super Corridor and Ujjain Road, inspired by Paris's 15 minute city concept. The idea is simple: everything you need is an office, school, hospital, mall, park all within a 15 minute walk. When a city of this scale is built between two corridors, both benefit. This is why investors are now rushing to the junction of these two roads.
B) Connectivity: Metro Changes Everything
Connectivity is where both corridors are winning big. Super Corridor is the closest to Devi Ahilyabai Holkar Airport (just 5-7 km) and is covered under Indore Metro Phase 1, giving it direct access to the city centre.
Ujjain Road is about to get even bigger. The Central Government has approved the 51 km Indore-Ujjain Metro line with 11 stations, starting from Lavkush Square in Indore to Ujjain. It is planned to be completed before Simhastha 2028 and will reduce the Indore to Ujjain travel time to just 45-50 minutes. For Ujjain Road, this is a historic appreciation trigger.

If your goal is to build your own independent house or bungalow within a year, Ujjain Road is better. The social infrastructure is already there, approvals are faster, and you can move in quickly without living in a construction zone.
